We develop your personalised property strategy and acquisition brief, giving you a clear framework for what we are looking for — and why. Where relevant, we also consider the property clock, assessing market cycles to help determine where and when opportunities may exist.

We search across the market, drawing on our industry relationships, agent network and property intelligence to uncover suitable on-market, pre-market and off-market opportunities. Our search is guided by your strategy, with consideration given to markets at different stages of the property cycle rather than simply following where growth has already occurred.

Not every property that looks good is a good property. We undertake detailed research, pricing analysis and due diligence to understand the opportunity and identify potential risks before you commit.

When we've found the right property, we negotiate on your behalf. Our job is to protect your interests, remove emotion from the transaction and secure the strongest possible outcome.

We remain by your side through exchange, pre-settlement and settlement, helping coordinate the final stages of the purchase and providing ongoing support beyond the transaction.

FAQs
How long does it usually take?
The strategy and brief take a couple of weeks. The search is more honest than that: sometimes the right property turns up in a fortnight, sometimes it takes months of walking past the wrong ones. We’d rather take longer than talk you into something that doesn’t fit the brief.
What areas do you cover?
Regional NSW, Forster to Brunswick Heads — the footprint of the Lifestyle network. If your brief points somewhere we don’t know well, we’ll say so rather than learn the market on your money.
Do I still go to inspections?
As many or as few as you like. Some clients want to see the shortlist and nothing else; others want to walk everything. Either way we inspect first, so the properties that don’t survive due diligence never reach your Saturday.
What if I’ve already found a property?
Then we start at step four. We’ll assess it properly, tell you what it’s worth and where the risks sit, and negotiate it if it stands up. Being told to walk away is a legitimate outcome, and it’s usually the cheapest advice you’ll ever get.
Do you bid at auction?
Yes. Auction is where emotion costs the most, and someone at the table with a written limit and no attachment to the house is most of the value.
Do I need finance approved before we start?
Not for the first conversation, but a strategy is only as good as the numbers underneath it. If your borrowing capacity isn’t settled, that’s the first thing to sort out — and we can point you to someone who will.
